PLANNING, DESIGN & PERMITTING
Every successful project is won before demolition day — in the drawings, the approvals, and the sequencing. Donovan Remodeling treats planning, design coordination, and permitting as a professional discipline, not an errand.
We coordinate architects and engineers, prepare and track permit applications, manage HOA and product-approval submittals, and schedule inspections through closeout — so your project moves through the system instead of sitting in it.

South Florida considerations
What changes when this work happens between Homestead and West Palm Beach.
Every municipality between Homestead and West Palm Beach runs its own permitting process with its own review steps and timelines — we navigate each city's actual process rather than a generic one.
Historic districts, coastal zones, and condo associations each add review layers; identifying them at the start is how projects avoid mid-stream surprises.
We cannot promise approval outcomes or government review timelines — no honest contractor can — but we can promise complete submittals, active tracking, and immediate responses to reviewer comments.
How it runs
Consultation to closed permit, in eight documented stages
Every project follows the same disciplined arc: consultation, site evaluation, design, written scope, permitting, construction, quality review, and a proper handover.
FAQ
Planning, Design & Permitting questions, answered
Review timelines vary by municipality, project type, and the completeness of the submittal, and they change with department workload — so we don't quote a universal number. What we control is submitting complete, correct packages and responding to comments fast, which is where most permit time is won or lost.
Either. If you have an architect, we coordinate with them as the builder from early design. If you don't, we bring design and engineering partners appropriate to your project's scale and manage the coordination.
A permit isn't finished until final inspections pass and the permit is formally closed. Open permits surface during home sales and refinancing and become someone's expensive problem. Closing every permit properly is a standard part of our handover.
