OUR PROCESS

Eight stages, in the order they happen. Each one lists what we handle, what you may need to provide, and what it produces — so you always know where the project stands and what comes next.

  1. CONSULTATION

    We listen first — goals, budget frame, and how you live.

    Understand what you want to build, why, and the constraints that matter — before anyone talks solutions.

    WE HANDLE

    • A structured conversation about goals, priorities, and budget range
    • An honest read on whether the project matches the property
    • Clear explanation of how our process works

    YOU PROVIDE

    • Your goals and must-haves
    • Any existing plans, surveys, or HOA documents
    • A realistic budget conversation

    Deliverable: A written summary of goals and a recommended next step.

    Dependencies: None — this is where every project starts.

  2. SITE EVALUATION

    We measure, document, and inspect what's actually there.

    Ground the design in reality: structure, systems, dimensions, and site conditions.

    WE HANDLE

    • Detailed measurement and photo documentation
    • Assessment of structure, roofing, and visible systems
    • Identification of permitting, HOA, or historic-review factors

    YOU PROVIDE

    • Access to the property
    • Knowledge of past work or known issues

    Deliverable: An existing-conditions record that the design is built on.

    Dependencies: Consultation complete; property access arranged.

  3. DESIGN & PLANNING

    Layouts, materials, and coordination with design professionals.

    Turn goals into a buildable design — space planning, selections, and coordinated drawings.

    WE HANDLE

    • Layout development and design coordination
    • Architect and engineer coordination where the scope requires it
    • Materials and finish selections with samples

    YOU PROVIDE

    • Feedback and decisions at defined milestones
    • Final selections sign-off

    Deliverable: An approved design package and selections list.

    Dependencies: Site evaluation; decision availability during the design window.

  4. PROPOSAL & SCOPE

    A written scope, price, and schedule framework — in plain language.

    Put the whole project in writing so there are no assumptions on either side.

    WE HANDLE

    • A detailed written scope of work
    • Transparent pricing tied to the scope
    • A schedule framework and payment structure

    YOU PROVIDE

    • Review, questions, and signature
    • Any final scope adjustments

    Deliverable: A signed agreement defining exactly what will be built.

    Dependencies: Completed design package.

  5. PERMITTING

    Applications, submittals, and approvals — tracked actively.

    Secure every approval the project legally requires before construction begins.

    WE HANDLE

    • Permit application preparation and submission
    • HOA / association submittals where required
    • Response to reviewer comments and active tracking

    YOU PROVIDE

    • Owner signatures where the jurisdiction requires them
    • HOA contact information if applicable

    Deliverable: Issued permits and documented approvals.

    Dependencies: Signed agreement and sealed drawings; municipal review timelines vary by jurisdiction and are outside any contractor's control.

  6. CONSTRUCTION

    Coordinated trades, protected site, weekly communication.

    Build the approved scope safely, cleanly, and in the right sequence.

    WE HANDLE

    • Trade scheduling and supervision
    • Site protection, dust control, and daily cleanup
    • Weekly progress communication and change documentation

    YOU PROVIDE

    • Timely decisions if field conditions require choices
    • Access coordination

    Deliverable: The built project, stage by stage, with inspections passed along the way.

    Dependencies: Permits issued; materials received — long-lead items are ordered early for this reason.

  7. QUALITY REVIEW

    Our punch list before your punch list.

    Find and fix the details before the project is presented as finished.

    WE HANDLE

    • A systematic internal quality walkthrough
    • Punch-list completion by the responsible trades
    • A joint walkthrough with you

    YOU PROVIDE

    • Your walkthrough and sign-off list

    Deliverable: A completed punch list — verified, not promised.

    Dependencies: Substantial completion of construction.

  8. COMPLETION & HANDOVER

    Final inspections, closed permits, and documentation.

    Finish properly: inspections passed, permits closed, and the paperwork in your hands.

    WE HANDLE

    • Final inspections and permit closeout
    • Handover documentation: approvals, product information, care guidance
    • Final site cleanup

    YOU PROVIDE

    • Final acceptance

    Deliverable: A closed-out project and a clean, finished space.

    Dependencies: Quality review complete; final inspections scheduled with the jurisdiction.

Note: any time ranges we discuss are illustrative and depend on scope, materials, inspections, and the jurisdiction. We don't promise fixed government review timelines — no honest contractor can — but we do promise complete submittals and active tracking.
